This Position reports to:

Your role and responsibilities

In this role, you will have the opportunity to be a tenured member of the Real Estate function in the given geography/specialized area who owns a specific area of responsibility/topic within the function. Each day, you will improve efficiency, performance, and cost-effective service delivery, by analyzing and proposing the plan of actions for the function. You will also showcase your skills by supporting the systems implementation/upgrade in your area of functional responsibility.

The work model for the role is: #LI-Hybrid

This role is contributing to the Real Estate function in Malaysia (Motion Business Area). Main stakeholders are internal business units, facility management vendors, landlords, and local authorities.

You will be mainly accountable for:

  • Participating in defining, implementing, and continuously optimizing real estate processes, procedures, and improvement action plans in alignment with group guidelines and policies.

  • Recommending, developing, and assisting in the implementation of special programs and systems upgrades within your functional responsibility.

  • Supporting special real estate initiatives and supervising major real estate transactions or investments to ensure alignment with Group policies and approval requirements.

  • Ensuring accurate, uptodate maintenance of ABB property databases, lease records, contracts, and all relevant real estate documentation.

  • Ensuring compliance with real estate laws, regulations, Malaysia UBBL codes, fire safety standards, and industry practices while engaging with local authorities.

  • Acting as the key point of contact for thirdparty facility management partners, landlords, and internal stakeholders to enable smooth operations and issue resolution.

  • Supporting financial planning activities, including preparing financial models, cash flow projections, occupancy cost analysis, and monitoring investment performance.

  • Contributing to asset optimization by evaluating investment/divestment opportunities, optimizing facility utilization, supporting occupancy planning, and promoting zero harm through collaboration with HSE/S teams.

Qualifications for the role

  • Highly skilled in financial modelling, cash flow analysis, and real estate portfolio optimization, with keen interest in the real estate and facility management sector.

  • Demonstrated experience in project management, negotiation, and risk assessment, with 8+ years in real estate management, financial analysis, and facility operations.

  • Extensive knowledge of Malaysia UBBL laws, building codes, fire safety regulations, and environmental compliance requirements.

  • Proficient in analytical problem-solving and effective stakeholder management, with skilled interpersonal and communication abilities.

  • Holds a degree in Real Estate, Finance, Business Administration, or a related field, with solid technical and analytical foundations.

  • Comfortable communicating in English and holds valid work authorization in Malaysia.
