About King's Park

King's Park is a 61-hectare freehold integrated mixed-use development in Genting Highlands, with an estimated GDV of RM10 billion. It includes retail, F&B, events venues, residential, hospitality, and entertainment, targeting a mid-2027 grand opening. As the project moves into fit-out and operational readiness, King's Park needs a strong tenant coordination function to keep fit-outs consistent, high-quality, and commercially sound.

Job Purpose

This role builds King's Park's Tenant Fit-Out Guidelines (TFOG) from scratch and manages the full tenant fit-out process — design review, procurement of common fit-out items, and coordination of panel contractors and tenants Interior Designers (IDs) — so fit-outs finish on time, meet design intent, and comply with safety and mall operating standards.

It is a cross-departmental role: primarily under Projects, with COO oversight, and regular input from Leasing on tenant mix and design positioning. Ideal for someone from the developer/landlord side of retail fit-out — hands-on, and comfortable setting standards as much as designing.

1. Tenant Fit-Out Guidelines

  • Build the TFOG from scratch: shopfront and signage criteria, M&E and structural limits, fire safety/BOMBA requirements, house rules, and approval procedures.
  • Tailor guidelines by tenant type and mall design language; keep them updated as standards evolve.
  • Prepare tenant-facing fit-out handbooks and internal SOPs.

2. Design Review & Approval

  • Review tenant and ID design submissions against the TFOG, lease/LOO terms, and authority requirements.
  • Resolve non-compliances with tenants and IDs, proposing practical alternatives.
  • Coordinate with in-house architects, M&E consultants, and authorities on tenant-lot approvals.

3. Procurement

  • Procure common/bulk fit-out items (e.g. shopfront systems, signage, standard finishes) to control quality and cost.
  • Source, evaluate, and negotiate with suppliers and panel contractors; maintain an approved panel list.
  • Prepare cost estimates and quotation comparisons for approval.

4. Contractor & Tenant ID Coordination

  • Onboard and manage panel contractors; schedule work across tenant lots to avoid conflicts.
  • Be the main contact for tenants IDs and contractors during fit-out.
  • Run site inspections, issue non-compliance notices, and track defect close-out.
  • Coordinate handover and reinstatement at fit-out completion and tenancy exit.

5. Project Tracking & Reporting

  • Track fit-out schedules across all tenants and flag delays early.
  • Maintain records of submissions, approvals, site progress, and certifications (e.g. CFO/CCC).
  • Report status to management and coordinate with Leasing, Operations, and Finance on deposit release tied to fit-out completion.

6. Stakeholder Liaison

  • Be the technical touchpoint for tenants, contractors, and consultants, working closely with Projects.
  • Update the COO and escalate key risks on schedule, cost, or compliance.
  • Work with Leasing on tenant mix and commercial terms, and advise on fit-out feasibility at LOO stage.
  • Coordinate with Operations on house rules and mall-opening readiness.

Requirements

Education & Experience

  • Diploma/Degree in Interior Design, Architecture, Building Surveying, or related field.
  • 2–5 years in interior design or tenant fit-out project management, ideally on the developer/landlord/mall management side.
  • Experience with F&B and retail fit-outs, and with fit-out guidelines/manuals, is a strong advantage.

Technical Skills

  • AutoCAD and at least one 3D tool (SketchUp, Revit, or similar).
  • Working knowledge of Malaysian building codes, UBBL, and BOMBA requirements for retail fit-outs.
  • Basic understanding of M&E coordination (electrical, aircond, plumbing, fire protection).
  • Comfortable reading architectural, structural, and M&E drawings, with basic cost estimation skills.

Core Competencies

  • Firm on standards, yet good at maintaining working relationships with tenants and contractors.
  • Organized and able to manage multiple fit-outs at once.
  • Hands-on, site-based mindset.
  • Fluent in English and Bahasa Malaysia. Must speak and read Mandarin.
  • Excited to build a process from zero, not just follow one.

Other Requirements

  • Willing to travel frequently to Genting Highlands.
  • Valid driver's license; own transport preferred.
