Senior Manager, Data Center Facilities Development

Job Description

The Senior Manager, Data Center Facility Development leads the planning, governance, and execution of data center construction and development projects in India. The role is accountable for programme, cost, risk, quality, safety, contractor performance, commissioning readiness, and handover across new builds, expansions, retrofits, and other critical infrastructure workstreams.

Working closely with internal partners and external providers, the role aligns construction delivery with design, network, operations, commissioning, real estate, and business requirements. The Senior Manager also directly manages and develops project and construction professionals, establishes consistent delivery practices, and drives timely resolution of issues that could affect project milestones or operational readiness.

Responsibilities

Key Responsibilities

• Project & Program Delivery Leadership
  
  

Lead end-to-end delivery of assigned construction projects, including new builds, expansions, retrofits, and customer-driven delivery.

Own integrated delivery plans, milestones, readiness gates, and recovery actions to meet business commitments such as Early Access, RFS, energisation, network readiness, and customer turn-up.

Provide timely, fact-based project reporting and escalate material risks, decisions, and constraints to regional leadership.

• Project Governance & Controls
  
  

Implement disciplined project controls across schedule, cost, risk, dependencies, change control, QA/QC, commissioning readiness, and handover.

Maintain accurate forecasts, critical-path plans, risk registers, issue logs, and action trackers; intervene early to remove constraints and protect delivery milestones.

Partner with PMO, Contracts, QS, and Procurement on commercial discipline, change management, claims exposure, and contractor performance.

• Cross-Functional & Partner Management
  
  

Coordinate closely with Design, Network, Commissioning, Operations, Real Estate/Facilities Development, and external delivery partners to ensure plans and readiness criteria are aligned.

Act as a senior day-to-day point of contact for contractors, consultants, colocation partners, customers, and internal stakeholders during delivery.

Build productive working relationships across diverse technical and non-technical stakeholder groups, resolving issues with clarity and pace.

• Safety, Quality & Operational Readiness
  
  

Champion a safety-first culture and ensure delivery activities comply with applicable site, company, and local regulatory requirements.

Drive quality assurance, inspections, defect management, system completion, commissioning readiness, and handover activities.

Ensure construction handover is complete, orderly, and suitable for transition into commissioning and operations.

• People Leadership & Capability Building
  
  

Directly manage, coach, and develop Construction Managers, Project Managers, and/or project controls personnel, setting clear expectations and supporting performance growth.

Plan team capacity and resource allocation to meet the local delivery pipeline and changing business priorities.

Embed consistent delivery practices, templates, reporting rhythms, and lessons learned across the team.

Success Measures (KPIs)

Delivery performance: milestone attainment, schedule trend stability, critical-path reliability, and approved-budget performance.

Safety: incident performance, audit outcomes, and demonstrable safety leadership.

Quality & readiness: defect closure, commissioning-readiness gates, and handover-pack completeness.

Governance: accurate forecasting, on-time reporting, effective escalation, and timely decision resolution.

People leadership: team capability growth, resource readiness, engagement, and consistent adoption of delivery practices.

Required Experience & Qualifications

8-10 years of construction, project delivery, or program delivery experience, ideally in mission-critical environments such as data centers, critical infrastructure, industrial, pharma, aviation, utilities, or similarly complex developments.

Demonstrated experience managing people, including setting objectives, coaching performance, developing capability, and allocating team resources.

Proven experience delivering multiple construction projects or workstreams from design coordination through construction, commissioning, and operational handover.

Strong understanding of project controls, scheduling, cost management, construction risk, change control, and contractor management.

Strong stakeholder-management and communication skills, with the ability to influence technical and non-technical audiences.

Ability to work effectively in a fast-paced, cross-functional environment and to travel domestically as business needs require.

Preferred

Experience delivering data center, critical-facility, or other mission-critical construction programs.

Knowledge of commissioning frameworks, readiness gating, and operational handover requirements.

Experience working with colocation, partner-delivery, or integrated network/customer dependencies.

Relevant degree or professional qualification in construction management, engineering, project management, quantity surveying, or a related field.
