Job Description
Job Description: We are looking for an experienced Senior Quantity Surveyor to lead the commercial, contractual, procurement and cost management of our Design Consultancy and Design & Build projects. The role will oversee projects from initial cost planning and tendering through procurement, construction, final accounts and project close-out, with a strong focus on cost control, profitability, commercial risk and procurement efficiency. This is a full-time, on-site role based in Kuala Lumpur. The ideal candidate will demonstrate strong commercial judgement, negotiation skills, cost management expertise and hands-on experience in construction, interior fit-out and/or Design & Build projects.
Key Duties & Responsibilities:
- Lead project cost planning, budgeting, BQ preparation and cost reporting
- Manage tendering, commercial evaluation and contractor/supplier negotiations
- Develop procurement strategies and oversee purchasing of materials, FF&E and subcontractor services
- Administer contracts, LOAs, POs, variations, claims and final accounts
- Monitor project costs, cash flow, commitments and commercial risks
- Manage supplier/subcontractor performance and maintain strategic vendor relationships
- Provide commercial advice, value engineering and cost benchmarks to Management and project teams
- Coordinate closely with Architects, Interior Designers, Project Managers, Site Teams, Finance, Consultants and Clients
- Mentor junior QS and procurement team members and support continuous improvement of commercial processes
Qualifications:
- Demonstrated expertise in cost control and cost management for construction or interior design projects.
- Strong proficiency in BOQ preparation, cost planning, and cost reporting.
- Bachelor's degree in Quantity Surveying, Construction Management, or a related discipline.
- Relevant professional certifications or membership (e.g., RICS, CIQS, or local equivalent) are an advantage.
- Solid understanding of construction methods, materials, and local market rates.
- Experience in tender evaluation, contract administration, and claims assessment.
- Proficiency with quantity surveying and cost management software, as well as MS Excel.
- Strong analytical, numerical, and problem-solving skills with attention to detail.
- Effective communication and interpersonal skills, with the ability to collaborate in multidisciplinary teams.
- Ability to work on-site in Kuala Lumpur and manage multiple projects within deadlines.
