- Handle leasing and marketing: prospecting, pre-letting, viewings, and follow-up with prospective tenants
- Attend to leasing enquiries, understand tenants operational needs, and identify suitable properties
- Prepare leasing proposals, Letters of Offer/Intent, and tenancy documentation
- Coordinate lease negotiations and manage end-to-end lease closing, including documentation, execution, deposits, and payments, for new leases and renewals
- Monitor market developments and leasing activity to inform leasing strategy
- Build and maintain relationships with existing tenants as their key point of contact
- Attend to tenant enquiries, complaints, and defects, ensuring timely resolution; monitor tenant compliance and escalate material issues
- Review and coordinate tenant renovation, alteration, and fit-out requests
- Manage vacant possession handovers to incoming tenants, and reinstatement/redelivery from outgoing tenants, including inspections and condition documentation
- Maintain accurate leasing, tenancy, and property records, including occupancy, rental rates, expiries, rental collections, defect/rectification costs, correspondence, notices, and filing
- Monitor lease expiries and key milestones; prepare periodic leasing/occupancy reports for management
- Coordinate with Property Management, Facility Management, consultants, and contractors on tenancy and property matters
- Guide and support junior team members and contribute to process improvement
- Perform general administrative duties relating to the real estate portfolio
- Undertake other ad hoc duties as assigned by the Head of Department from time to time
- Bachelor's Degree in Real Estate, Property Management, Business Administration, or related disciplines.
- 23 years experience in real estate, leasing, or property management (industrial/commercial experience is an added advantage)
- Good understanding of leasing processes, documentation, handover, and reinstatement
- Strong written and verbal communication, negotiation, and stakeholder-management skills
- Organised, deadline-driven, able to manage multiple tasks independently
- Proactive, responsible, and solutions-oriented, with good problem-solving skills
- Detail-oriented, with a strong sense of ownership and accountability and follow up till completion.
- Ability to balance tenant relationships with the Company's commercial and contractual requirements
- Proficient in MS Office (Excel, Word, PowerPoint)
- Commercial minded with a genuine interest in industrial real estate and property investment is an added advantage.
- Broad Exposure to Real Estate Operations Gain hands-on experience across leasing, tenant management, property handovers, renewals, and tenancy administration.
- Strong Commercial & Negotiation Experience Develop expertise in lease negotiations, rental matters, commercial requirements, and stakeholder management.
