Supporting the effective implementation of all maintenance routines and procedures while ensuring a high level of service delivery to tenants.
Maintaining proper inventory controls to achieve cost-effective operations and keeping an updated list of all third-party service and repair providers to ensure the building's structures, systems, and equipment remain in good working condition at all times.
Contributing to the planning, implementation, and monitoring of energy-saving and conservation strategies, as well as investigating and troubleshooting equipment failures before engaging external service providers.
Providing electrical-related tasks, Air-cond and technical support for fit-out drawings and all other contracts, coordinating and supervising work carried out by external contractors, and monitoring external building areas such as wall structures, roofing, parking zones, and landscaped areas.
Conducting regular inspections of customer facilitiesincluding toilets, prayer rooms, and storeroomsmaintaining an organised workshop and storage area and performing minor repair works such as painting and small equipment servicing.
Oversee pest control programmes to ensure a pest-free environment and ensure compliance with local authority requirements and the company's Health and Safety Policy to maintain a safe environment for staff, customers, and visitors.
Additional duties assigned by management shall be performed as required.
Job Requirements:
Minimum SPM or Certificate in Electrical/Mechanical. LV Chargemen will be an added advantage.
Must be able to communicate very well in Bahasa Malaysia and English.
Computer literacy and able to write a simple report.
Minimum of 35 years experience in building operations, maintenance management, and support services.
Hands-on knowledge in handling all technical aspects of building and utilities.
General retailing experience.
Strong technical knowledge in Low Voltage (LV) electrical systems, components, distribution boards, switchgear, and control panels.
Ability to operate, maintain, and troubleshoot LV electrical installations in compliance with Energy Commission (Suruhanjaya Tenaga) regulations.
Competency in performing electrical isolation, testing, and troubleshooting to ensure safety and efficiency.
Skilled in diagnosing electrical faults, resolving breakdowns, and restoring power supply promptly to minimize downtime.
Ability to read and interpret single-line diagrams (SLDs), electrical schematics, fit-out drawings, and technical specifications.
