Job Description

Job Purpose:

  • To ensure the smooth running of day-to-day facility operations and to execute maintenance, repair, and asset management activities related to Architectural, Civil & Structural, and Infrastructure works under Asset Management Services and Asset Management Programme (AMP) under Maintenance Reserve Fund (MRF).
  • The Technician is responsible for attending to complaints, carrying out corrective and preventive maintenance, supporting AMP works, and ensuring all activities are completed in accordance with approved methods, specifications, safety standards, and contractual requirements.

Key Duties and Responsibilities:

A. Facility Operation & Maintenance

  • Ensure the smooth running of day-to-day facility operations and attend to ad-hoc facility repair and maintenance activities.
  • Respond to helpdesk requests and complaints from end users. Inspect reported complaints and carry out rectification works in accordance with approved method statements and specifications. Execute corrective maintenance works and obtain verification from end users/clients upon completion. Submit completed work orders to CMMS/Helpdesk for proper closing.
  • Update maintenance records and ensure proper documentation of all works carried out.
  • Ensure all assigned works are completed within the required timeframe and quality standards.

B. Planned Preventive Maintenance (PPM) & Routine Inspection (RI)

  • Carry out scheduled PPM activities as per maintenance plan. Submit the PPM Checklist and Checksheet to Executive and End User for Verification.
  • Conduct proactive routine inspections (RI) of architectural, structural elements, and infrastructure.
  • Report abnormalities, deterioration, and potential risks to the Executive/Supervisor.

C. Asset Management Programme (AMP) under Maintenance Reserve Fund (MRF)

  • Assist in the preparation of AMP documentation and supporting technical details under MRF.
  • Verify scope of works, site conditions, and quantities prior to submission.
  • Assist in monitoring appointed contractors to ensure AMP works are executed according to approved scope, contract requirements, drawings, and specifications.
  • Ensure all AMP works comply with safety requirements and contractual obligations.

D. Contractor Monitoring & Coordination

  • Assist in supervising and monitoring appointed contractors.
  • Coordinate with other trades for interfacing works to avoid conflicts and ensure smooth execution.
  • Monitor work progress and report delays or non-compliance.

E. Materials, Tools & Asset Care

  • Identify and notify the Executive on parts/materials required for maintenance works.
  • Take good care of tools provided by the company.
  • Notify the Executive of any required tools, faulty tools, or missing tools.

F. Emergency Response, Fire Drill & Safety

  • Always remain alert and respond to On-Call duties and emergency events.
  • Assist in Fire Evacuation Drills and other fire safety activities.
  • Ensure compliance with company rules and regulations as well as authority requirements during operation and maintenance activities.
  • Identify unsafe conditions and report immediately to superior.

G. Meetings & Communication

  • Attend weekly toolbox meetings with Client and site team.
  • Attend AMSC, coordination, progress, and technical meetings as required.
  • Perform other related duties and responsibilities as assigned by the Company.

Job Requirements:

Qualifications

  • Minimum Certificate / Diploma in Civil Engineering, Building Construction, Structural Engineering, or related technical field from a recognized institution.

Experience

  • Minimum 1–3 years of working experience in building maintenance, civil & structural works, or facility management environment.

Skills & Knowledge

  • Basic knowledge of architectural finishes, civil works, structural elements, and infrastructure systems.
  • Ability to interpret drawings, specifications, and method statements.
  • Knowledge of Planned Preventive Maintenance (PPM) procedures.
  • Familiar with safety regulations and safe work practices in maintenance works.
  • Basic knowledge in using maintenance tools and equipment properly.
