About The Job Vice President/ Director Of Real Estate

Our Client is one of the largest private education groups in Malaysia with an unsurpassed track record built up over the last six decades. A leading private educational provider in Malaysia. As part of their growth plans, they are seeking to hire dedicated, and experienced Vice President/Director of Real Estate to be part of their team.

The chosen candidate will play a crucial role in leading and driving the successful commercial leasing of various property types, including retail outlets, office premises, and specialized education properties.

Responsibilities:

Strategic Real Estate Planning and Collaborative Ventures

  • Serve as a trusted advisor, offering expertise and guidance on real estate matters, including market trends, investment opportunities, and risk assessment.
  • Establish and cultivate strategic partnerships with key stakeholders, including property developers, tenants, operators, brokers, and government agencies, to enhance the organization's real estate portfolio.
  • Conduct market research and analysis to identify emerging trends, evaluate competition, and assess the feasibility of potential real estate ventures.
  • Lead negotiations and deal structuring, including lease agreements, acquisitions, and joint ventures, ensuring favourable and equitable terms and conditions.
  • Lead cross-functional teams through leadership and guidance to a team of real estate professionals, including internal and external team members, fostering a collaborative environment to achieve organizational objectives.

Leasing & Sales

  • Manage and direct the daily activities of the leasing and sales operations in accordance with organization policies and standards.
  • Lead the leasing and sales functions, which include reviewing and negotiating lease and sales transactions and agreements.
  • Ensure property is rented to fullest capacity and strategies to optimize portfolio value.
  • Increase productivity and budgetary performance of the leasing and sales operations department.
  • Monitor trends for competition in the marketplace.
  • Conduct regular strategic networking both internally and externally to build an arms-distance relationship with strategic retail partners and existing partnerships in place across the portfolio.
  • Interface with the Legal function (both external and internal) to manage lease and sales preparation, lease comment review, and overall business terms.
  • Continually monitor and analyse traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc.
  • Ensure regular reporting and updates on progress is available upon request.

Financial

  • Demonstrate ability to understand financial goals, operate asset in owners best interest in accordance with Policies & Procedures Manual.
  • Maintain accurate records of all community transactions and submit on timely basis (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.).
  • Prepare annual budgets and income projections in a timely and accurate manner

Administrative/Documentation

  • Prepare and/or implement procedures and systems within company guidelines to ensure orderly, efficient workflow.
  • Confirm all leases and sales and corresponding paperwork are completed and ensure all input to software System (timberline) accurately and on a timely basis.
  • Ensure all administrative paperwork is accurate, complete and submitted on a timely basis.

Tenant Retention

  • Deal with tenant concerns and requests on timely basis to ensure resident satisfaction with management.
  • Develop and/or implement tenant retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.).
  • Consistently implement policies of the community.

Tenancy Management & Credit Control & Events

Tenancy Management

  • Responsible for tenant management which includes maintaining good landlord and tenant relationship & contact, working through solutions to meet Tenants requests.
  • Monitor all tenants requests such as issues relating to change of business operating hours and business sustainability.
  • Review, evaluate and implement tenancy management and processes are kept in compliance with tenancy SOP and propose for amendments and changes in procedures in ensuring transparency and good governance.
  • Overseeing the Yield up process of the tenants after the completion of tenancy tenure.

Credit Control

  • Oversee and responsible for managing all credit control related to tenants and compliance to SOP of the Company & collection escalation process.
  • Responsible for ensuring receivables are collected timely and in an efficient manner resulting in low delinquency rates.
  • Liaise with Legal Department/lawyer for any bad debts recovery from Tenants.
  • Collaborate with customers to facilitate progression of collection activities; monitor collection progress, intervene appropriately to ensure collection actions are focused and efficient.
  • Extract, consolidate and prepare periodic reports on Occupancy & Collection Status and Departmental Income for Management Meeting and for Business Performance Meeting.
  • Report on and develop action plans to improve collection KPIs.

Events

  • Overseeing the Events promotion activities to enhance revenue and potential earnings for Company
  • Plan and implement/organize right programs or events for client companies

The ideal candidate is a seasoned professional with a comprehensive understanding of diverse property types, expertise in retail advisory and property market research, exceptional stakeholders management skills, vast leasing experience, and a strong background in real estate capital market transactions.

Key Requirements:

  • Master/Bachelors degree in Business Administration, Marketing, Real Estate or equivalent with minimum 15 years of working experience.
  • Related Experience:
    • Thorough knowledge of management principles, practices and procedures including landlord/tenant practices and laws.
    • Solid background of experience and an impressive record of innovation and attainment of goals in complex organizations, especially in a global enterprise environment and matrix organizations.
    • Experience in directing and managing within a dynamic and challenging environment, working inclusively through people in a multi-cultural environment to achieve shared objectives.

Remunerations & Benefits

  • Min Basic Salary RM22,000 to RM25,000
  • Those with direct industry experience with higher salary bracket will be considered
  • Car Allowance: RM800 per month
