through feasibility studies, market intelligence, asset analysis and business proposals for new and existing property and non-property projects, providing sound commercial insights to support Management decision-making.
Job description
Feasibility studies and development proposals
- Lead preliminary evaluation of land, joint ventures and development opportunities.
- Develop site, market, feasibility, preliminary P&L and cash flow assessments to support investment decisions.
- Coordinate and challenge inputs from internal teams, consultants and valuers for robust business proposals and investment papers.
- Oversee assigned pre-development workstreams until project handover.
Market benchmarking
- Interpret market trends, comparable projects, pricing, sales performance and rental benchmarks to identify opportunities and risks.
- Translate market insights into recommendations for feasibility studies, asset enhancement plans and Management papers.
Asset repositioning and redevelopment
- Assess market, customer and competitor insights to shape repositioning or redevelopment proposals.
- Prepare commercially sound proposal papers and presentations for Management review.
Non-development business opportunities
- Identify, evaluate and develop new business opportunities beyond property development, including strategic partnerships and other commercial initiatives aligned with the Group's growth objectives.
- Conduct market research, competitor benchmarking, regulatory scans and commercial due diligence to assess market potential, business models, risks and investment viability.
- Prepare feasibility studies, financial models, business cases and Management papers covering key assumptions, commercial returns, funding requirements, implementation approach and risk mitigation measures.
- Coordinate with internal stakeholders, external consultants, technical advisers, vendors, potential partners and relevant authorities to obtain inputs, validate assumptions and progress viable opportunities from concept to proposal stage.
- Perform any other duties and responsibilities as assigned by Management from time to time.
We are looking for:-
Education & Qualification
- Bachelor of Business Administration/Bachelor of Commerce - with knowledge in Strategic management, Marketing, Finance, Negotiation, Corporate strategy, Entrepreneurship
- Bachelor's degree in real estate/Property Management/Property Development/Estate Management – with knowledge in Property valuation, Real estate law, Property economics, Development feasibility, Asset management, Town planning
- Bachelor's degree in finance/Investment/Financial Economics with knowledge in Investment analysis, Financial modelling, Project feasibility, ROI calculations, Capital structuring
Relevant Experience & Years of Service
- Minimum 6–8 years relevant experience in property development, business development, feasibility studies, investment analysis or asset planning.
Technical Skills & Professional Knowledge
- Strong capability in feasibility studies, business case development, financial modelling (including P&L, cash flow, IRR, NPV, ROI, payback period etc), investment appraisal and sensitivity analysis.
- Good knowledge of property development (including GDV, GDC, margin, cashflow etc), land evaluation, development feasibility, market benchmarking, asset enhancement, valuation principles and development lifecycle.
- Ability to evaluate new business opportunities beyond property development, including renewable energy or solar-related ventures, using structured commercial, financial and risk analysis.
- Working knowledge of business model assessment, joint venture structures, partnership models, commercial contracts and investment proposal preparation.
- Ability to interpret market trends, regulatory developments, competitor activities and sector-specific information to identify opportunities and risks.
- Strong data analysis, report writing and Management-level presentation skills.
