Maintain and expand the database of land deals and market research.
Continuously monitor, track, and analyze land transactions to provide the company with insights into competitors activities.
Stay informed about development and planning regulations imposed by authorities.
Conduct initial market and feasibility studies for land proposals.
Verify land status with relevant authorities, including zoning, planning, and approvals.
Oversee due diligence processes, encompassing comprehensive market research, background checks on companies, authority verifications, site analyses, and more.
Prepare and present new land proposals to the management, incorporating site and market analyses, proposed components, pricing, feasibility studies, and sensitivity analyses.
Lead negotiations and review, as well as oversee the preparation, finalization, and execution of documents such as Letters of Intent (LOI), Term Sheets, Sales and Purchase Agreements (SPA), Joint Venture Agreements (JVA), and Share Subscription Agreements (SSA).
Collaborate with external Valuers to conduct land valuations for approval by the Management.
Oversee the preparation and finalization of Bursa announcements and press releases related to significant land transactions.
Coordinate and communicate with relevant departments to seek advice and input during new land acquisition processes.
Lead and manage all activities necessary for the successful acquisition of new lands on behalf of the company.
Prepare and present monthly updates for the Monthly Management Meeting (MMM).
Requirements
Minimum Degree in fields such as real estate management, building, quantity surveying, marketing, or related field of studies.
At least 8 years of experience in the property development industry, with at least 5 years in a similar role.
Demonstrate strong business acumen and analytical abilities.
Exhibit a positive work attitude and the capability to work independently with minimal supervision.
Possess effective interpersonal skills for communication, coordination, and collaboration across different departments.
Display excellent communication skills to interact with landowners, real estate agents, and government authorities.
Proficiently use Microsoft Excel, PowerPoint, and Word for analysis, presentation, and reporting.
Be willing and able to travel to various locations as required and hold a drivers license.
