The SeniorExecutive, Planning will support the planning and early-stage development of property projects, focusing primarily on landed residential and mixed-use developments. The role involves assisting with land feasibility studies, concept planning, statutory submissions, and coordination with internal teams and external consultants to ensure projects are commercially viable and compliant with regulations
Key Responsibilities
1. Land & Feasibility Support
- Assist in identifying and evaluating potential land parcels for development.
- Support market research, feasibility studies, and financial analysis for residential and mixed-use projects.
- Prepare supporting materials for investment proposals and development justifications.
2. Planning & Design Coordination
- Assist in concept design and master planning for landed housing and related developments.
- Coordinate with architects, planners, and consultants to ensure designs meet market needs and cost considerations.
- Ensure compliance with planning regulations, building codes, and environmental requirements.
3. Statutory Approvals & Authority Liaison
- Assist in preparing submissions for development approvals with relevant authorities (JPBD, DBKL, MBPJ, MBSA, etc.).
- Maintain working relationships with government agencies, utility providers, and stakeholders.
- Track approval timelines for development plans, infrastructure, and utilities.
4. Project Planning & Budgeting Support
- Assist in developing project budgets, phasing plans, and timelines for pre-planning stages.
- Provide support on pricing, product mix, and market positioning inputs.
- Ensure project activities align with corporate objectives and financial targets.
5. Coordination & Stakeholder Support
- Support cross-functional coordination with sales, marketing, finance, and project delivery teams.
- Assist in managing consultants, contractors, and partners to ensure smooth project progression.
Qualifications & Requirements
- Minimum Diploma in Urban Planning, Architecture, Civil Engineering, Property Development, or related field.
- Minimum 4 years of experience in property development, preferably with exposure to landed residential projects.
- Familiarity with Malaysia's statutory requirements, planning processes, and development guidelines.
- Basic knowledge of feasibility studies, land assessments, and project planning.
- Willingness to travel within Malaysia for site visits, authority submissions, and project coordination.
