To lead the commercial strategy, regulatory compliance, and sales execution for their upcoming residential pipeline in Penang, they are seeking a results-oriented Sales & Marketing Senior Manager.

about the job

• Strategy & Target Execution: Formulate and implement comprehensive sales and marketing strategies to achieve revenue targets across company property developments.
• Campaign & Launch Management: Lead and execute marketing initiatives, project launches, promotional exhibitions, roadshows, and digital/social media campaigns to build project awareness and generate qualified leads.
• Full-Cycle Sales Operations: Drive sales conversion by managing customer enquiries, project presentations, follow-ups, bookings, and Sales and Purchase Agreement (SPA) sign-offs.
• Regulatory Compliance & APDL: Handle APDL (Advertising Permit and Developer's License) applications, renewals, and ensure all advertising and sales activities comply with statutory Malaysian property regulations.
• Agency & Stakeholder Management: Direct external creative agencies, property agents, media vendors, bankers, and solicitors to facilitate seamless sales transactions and loan processing.
• Market Intelligence & Reporting: Monitor market trends, competitor activities, and buyer preferences to refine strategies, maintain purchaser databases/pipelines, and report updates to management.

skills and requirements ...

• Education: Bachelor's Degree in Business, Marketing, Property, Real Estate, or a related field.
• Experience: Minimum 8 years of relevant property sales and marketing experien ce, preferably within a property developer environment.
• Track Record: Demonstrated success in residential property sales and marketing, with high-rise development experience strongly preferred.
• Key Skills: Strong leadership, negotiation, presentation, and stakeholder management skills, with the ability to thrive independently in a lean team setting.
